Which household table applies
HDB's first-timer family EHG schedule provides up to S$120,000 from 20 August 2024. The first-timer household table lists grants by average monthly household income. A couple comprising a first-timer and second-timer uses a separate EHG (Singles) assessment rather than this full household table. HDB, Enhanced CPF Housing Grant for Families (opens in a new tab).
Income and employment assessment
First-timer household average gross monthly income must not exceed S$9,000. Income includes all working applicants and occupiers, assessed over months worked in the 12-month period ending two months before the HFE application month. The applicant and/or core members must have worked continuously for at least 12 months, two months before the application, and be working at application. HDB, Enhanced CPF Housing Grant for Families (opens in a new tab).
Lease and purchase conditions
The flat must have more than 20 years remaining on its lease. The full EHG requires the lease to cover the youngest core member to age 95; otherwise the grant is pro-rated. A resale buyer must first qualify for the CPF Housing Grant for resale flats (Families). Property-ownership and disposal conditions also apply. The HDB Flat Eligibility letter states the assessed grant eligibility and amount. HDB, Enhanced CPF Housing Grant for Families (opens in a new tab).
How the grant is used
Eligible first-timer members receive their eligible shares in CPF Ordinary Accounts. Core applicants can use the EHG towards the purchase price or to reduce the housing loan required. Occupiers cannot use their CPF savings, including housing grants, for the purchase or loan servicing. HDB, Enhanced CPF Housing Grant for Families (opens in a new tab).
Scope
This is general information about the first-timer family schedule, with no grant calculation or eligibility decision. It excludes the detailed singles and mixed first-timer/second-timer schedules and does not recommend a flat purchase.
