Fixed-term mortgage calculator
What a fixed period costs while it runs, and what you still owe when it ends.

Most of an early fix is interest
On a thirty-year loan, the first few years repay very little principal. That is why the balance at the end of a two-year fix looks close to where you started: the payments were mostly interest.
Choosing a fixed term is a bet on where rates go. A shorter fix costs less if rates fall and more if they rise; the calculator shows the cost of the period, not the odds.
Common questions
What happens when the fix ends?
You refix at whatever rate is available then, or move to floating. This calculator stops at the end of the fixed period because the next rate is unknown.
What does breaking early cost?
A break fee, which compensates the lender for the rate difference over the remaining fixed term. It is not calculated here.
