How the LBS bonus works

Owners sell the tail-end lease of their flat to HDB and use the net proceeds to top up their CPF Retirement Account (RA). The bonus amount depends on flat type and the CPF Retirement Account top-up made when joining. Owners who top up S$60,000 or more to their RA receive the full bonus. Owners who top up less receive a pro-rated bonus: S$1 for every S$2 of CPF top-up for 3-room and smaller flats, S$1 for every S$4 for 4-room flats, and S$1 for every S$8 for 5-room or bigger flats. The household does not receive the bonus if all owners had reached the Full Retirement Sum before joining and do not need to top up. HDB, Lease Buyback Scheme (opens in a new tab).

Top-up requirements from 1 January 2026

HDB requires a minimum CPF RA top-up depending on the number of owners and their age. For one owner, the top-up must bring the RA to the age-adjusted Full Retirement Sum. For two or more owners, each owner must top up to the age-adjusted Basic Retirement Sum. At ages 65 to 69 the one-owner threshold is S$220,400; at ages 70 to 79 it is S$210,400; at age 80 and above it is S$200,400. For two or more owners, each owner's requirement is S$110,200, S$105,200 and S$100,200 for the same age bands. HDB, Lease Buyback Scheme (opens in a new tab).

Lease options and excess proceeds

Owners choose how much lease to retain based on the youngest owner's age. The minimum is 30 years at ages 65 to 69, 25 years at 70 to 74, 20 years at 75 to 79 and 15 years at 80 and above, with options up to 35 years. After meeting the required top-up, owners may retain up to S$100,000 in cash per household. Any remaining proceeds must go toward further RA top-up to the current Full Retirement Sum before owners can retain any balance in cash. If the RA holds at least S$60,000 after the top-up, the full RA savings are used to buy a CPF LIFE plan; owners aged 80 and above are not eligible to join CPF LIFE. Eligibility and conditions

All owners must have reached the eligibility age, currently 65, and at least one owner must be a Singapore Citizen. Gross monthly household income must be S$16,000 or less. All flat types qualify except short-lease flats, HUDC flats and Executive Condominium units. Owners must not concurrently own private residential property or more than one non-residential private property. All owners must have lived in the flat for at least 5 years, or 10 years for Plus and Prime flats, and the flat must have at least 20 years of lease to sell to HDB. During the lease period the flat may not be sold on the open market or rented out as a whole flat. HDB, Lease Buyback Scheme eligibility (opens in a new tab).
